Is there a written lease agreement?
Yes. A written three-year lease agreement is signed by the club (or its officers), covering payment terms, insurance, member conduct, and property rules.
What is the lease Term?
Typically, leases are good for 3 years. This property is now leasing for Sept. 2026 - July 2028. Following leases will pick up the typical 3 year term length.
How much does the lease cost per season?
$4,500 per season, due by June 30th, every year.
Is the lease renewable?
Yes. Long-term Clubs preferred. The next lease term is available July 2028 - July 2031.
Can we use ATVs / UTVs or other recreational vehicles?
Vehicle use on the property is limited to retrieving game or feeding. We ask the land not be used for recreational ATVing / UTVing.
Is the whole property huntable?
The hunting acreage excludes the trailer and pond area at the front of the property. All other ground is included, plus the property joins State Game Land 124, which is open to public hunting.
When can we get on the property?
Any time during the lease term, year-round. Leaseholders are welcome outside of hunting season for scouting, stand work, and trail maintenance.
Can guests hunt?
No. Only registered members are allowed to hunt the land. A list of registered members is due each year of the least in Sept. Any guest must be accompanied by a club member and covered under the club's insurance policy.
Can we leave stands and cameras on the property?
Only non-permanent tree stands are allowed, and we ask that no nails are driven into trees (this also applies to posting signs). Portable stands, blinds, and trail cameras may stay up year round, but all equipment and stands must be removed at the end of the final lease year if the lease is not renewed.
Can we put up gates or change the locks?
Yes, with the Landlord's advance approval. Copies of any new keys must be provided to the owner, and a copy of any gate keys must also go to the Mercersburg Fire Department.
Can we clear shooting lanes, cut brush, or trim trees?
No. The club may not cut timber, trees, or bushes, or otherwise disturb the natural landscape. No improvements or alterations may be made without the Landlord's written consent.
What are the club's responsbiliies?
The club is treated as an unincorporated association. It must name a President and Vice President, and notify the owner in writing of any change in those offices.
The President should serve as the main point of contact for lease, member list, and insurance.
The club is responsible for keeping the land posted and taking reasonable actions to preventing trespassing by non-members: notifying PA Game authorities of unlawful hunting and notifying local authorities of trespassing.
Follow all Pennsylvania Game Commission laws and regulations.
Respect property boundaries, the excluded trailer/pond area, and neighboring landowners.
Keep any gates closed and the property clean.
Can we camp or park a camper?
You may park a camper or set up a tent, provided no sewage or trash is left on the land. At lease end, an inspection confirms nothing is left behind.
What is the insurance requirement?
The club must carry general liability insurance with a minimum of $1,000,000/$2,000,000 in coverage, naming the property owner as additional insured.
A certificate of insurance must be provided before the lease begins and every following year, due in Sept.
Can we sublet the lease or add another club?
No. The lease and the premises may not be sublet or assigned. Only registered members on the roster provided to the Landlord may hunt the property.
What if there are trespassers? ?
The club is responsible for actively preventing unauthorized hunting and trespassing: posting the land with "No Trespassing" signs (no nails, please), notifying PA Game authorities of unlawful hunting, and notifying local authorities of trespassing. Members may evict unauthorized persons.
